How I can help

Independent advice for expats and internationals

Can you get a Dutch mortgage?

Your income, contract type, residence status, savings and existing commitments all matter. I assess your situation and tell you honestly what is realistic before you start viewing homes.

How much can you borrow?

Dutch lending rules cap your mortgage at 100% of the property value, so you need savings for the purchase costs. I calculate your budget, your monthly payments and the cash you need.

Which lender fits you?

Lenders differ in how they treat temporary contracts, foreign income, 30% ruling and self-employment. I know who is flexible and compare rates and conditions across more than 30 providers.

The whole process

From the offer and the financing clause to the valuation, the notary and the mortgage deed. I coordinate with the estate agent and notary and keep you informed throughout.

FAQ

Questions expat homebuyers ask

A few things international clients often want to know before the first meeting.

Often yes. It depends on your contract, your residence status and the lender's criteria. Some lenders accept a temporary contract with an employer's statement of intent; others look at your work history. I check this before advising you on a budget.

Dutch mortgages cover at most 100% of the property value, so the purchase costs (transfer tax, notary, valuation, advice) come from savings. Count on roughly 4 to 6% of the price, less if you qualify for the first-time buyer exemption from transfer tax.

Most lenders base the calculation on your gross salary; some take the 30% ruling into account, which can increase what you can borrow. I compare lenders on this point.

Yes. I assess your business figures and compare lenders that suit your situation. The required history and documents differ per lender.

The introductory meeting is free and without obligation. In that meeting I explain the scope and the fixed fee for your situation. I do not receive commission from lenders.

Our meetings and my explanations are in English. Official lender and notary documents are in Dutch. I walk you through them, and we can arrange a translator for the notary appointment if required.
